STRATA
Real Estate & Leasing
A Full-Service Brokerage Built for Nevada Landlords
Strata Real Estate & Leasing is a full-service boutique brokerage based in Southwest Las Vegas. We provide professional property management and leasing services to residential landlords and investors throughout Southern Nevada — with the same compliance standards, the same responsiveness, and the same commitment to protecting your investment that defines everything Strata does.
Because Strata is both a sales and property management brokerage, we serve our landlord clients across the entire ownership lifecycle. We can help you acquire investment properties, manage them professionally, and — when the time is right — sell them for maximum value.
Why Landlords Choose Strata
- Direct Broker Access — You work directly with the Broker. Questions get answered, decisions get made, and problems get resolved — without layers of staff between you and the person responsible.
- Licensed & Compliant — Strata operates under Nevada Revised Statutes Chapter 645 and maintains a comprehensive internal compliance library. Your property is managed by a licensed professional who knows Nevada landlord-tenant law.
- Full-Service Capability — Tenant placement, rent collection, maintenance coordination, lease renewals, compliance management, and owner reporting — all under one roof.
- Boutique Attention — Strata does not manage hundreds of properties with a call center. You receive personal, professional attention from the people who are actually responsible for your property.
- Sales Integration — When you are ready to sell, Strata's sales team already knows your property. The transition from management to sale is seamless.

Section Three
Tenant Placement Process
How We Find and Place Qualified Tenants
Placing the right tenant is the single most important decision in managing your rental property. A qualified, responsible tenant pays on time, cares for the property, and renews their lease. A poor placement costs far more in lost rent, damage, and turnover than the placement fee ever could. Strata's tenant placement process is thorough, documented, and designed to protect your investment.
1
Property Preparation Assessment
We advise on any repairs, cleaning, or improvements that will maximize the rental rate and attract the most qualified applicants.
2
Rental Market Analysis
We analyze current rental comparables in your area to set a competitive, market-supported rental rate — one that maximizes your income without creating extended vacancy.
3
Professional Marketing
Your property is listed on the MLS, Zillow, Apartments.com, Realtor.com, Facebook Marketplace, and Strata's own leasing platform — reaching the broadest possible pool of qualified applicants.
4
Application & Screening
Every applicant completes a rental application. We conduct a credit check, criminal background check, eviction history check, income verification (2.5–3x monthly rent), and rental history review. All screening is conducted in compliance with Nevada fair housing law.
5
Owner Notification & Approval
We present qualified applicants to you with our recommendation. Final approval of the tenant is yours — Strata advises, you decide.
6
Lease Execution & Move-In
Nevada-compliant lease signed, security deposit and first month's rent collected, move-in inspection completed with documentation. Your property is placed and protected.
Screening Standards
Strata applies consistent, documented screening criteria to every applicant — income of 2.5–3x monthly rent, no prior evictions, satisfactory credit history, and verifiable rental history. All criteria are applied equally to every applicant in compliance with the Fair Housing Act and Nevada law.

Section Four
Management Fees & Terms
Fee Schedule
Strata's fee structure is straightforward and transparent. There are no hidden fees, no surprise charges, and no management fee when the property is vacant — you pay for results.
| Service |
Fee |
Notes |
| Monthly Management Fee | [X]% of collected rent | Charged only on rent actually collected. No rent collected — no management fee. |
| Tenant Placement Fee | [X]% of first month's rent or flat fee | Charged once per new tenancy. Covers all marketing, screening, lease execution, and move-in. |
| Lease Renewal Fee | [Fee] | Charged at each lease renewal. Covers market analysis, renewal negotiation, and new lease documentation. |
| Maintenance Coordination | Included | Coordination of all maintenance requests and vendor communication is included in the monthly management fee. |
| Owner Disbursement | Included | Monthly ACH disbursement to owner account with itemized statement. No disbursement fee. |
| Monthly Owner Statement | Included | Detailed income and expense statement delivered monthly. |
| Move-In / Move-Out Inspection | Included | Documented inspection with photographs at every tenancy change. |
| Eviction Coordination | [Fee] + court costs | Strata coordinates the eviction process per Nevada law. Court filing fees and attorney fees billed at cost. |
No Vacancy Fee
Strata does not charge a monthly management fee when your property is vacant. You pay for management only when rent is collected. This aligns Strata's incentive with yours — placing qualified tenants quickly is always the priority.
Management Agreement Terms
- Initial management agreement term: [X months] with [X days] written notice to terminate thereafter
- Management agreement is between the property owner and Strata Real Estate & Leasing, LLC
- Owner maintenance reserve of $[Amount] required to be maintained for prompt repair authorization
- Maintenance repairs up to $[Amount] authorized without prior owner approval; above that threshold requires owner notification and approval
- All funds held in a Nevada-compliant trust account per NRS Chapter 645
V
Section Five
Strata vs. Self-Management
The Real Cost of Self-Managing Your Rental Property
Many landlords begin by self-managing their rental property — and many discover that the time, stress, and financial exposure involved is significantly greater than they anticipated. Here is an honest comparison.
✓Professional tenant screening — documented and defensible
✓Nevada-compliant lease prepared by a licensed professional
✓Consistent rent collection with documented late payment procedures
✓24/7 maintenance coordination — vendors already vetted
✓Move-in / move-out inspections with photos — deposit disputes protected
✓Nevada fair housing compliance — reduces legal exposure
✓Eviction coordination per Nevada law if needed
✓Monthly owner statements — tax-ready reporting
✓No rent collected — no management fee
—Screening process varies — legal liability if inconsistent
—Generic lease forms may not comply with current Nevada law
—Late payments require direct landlord-tenant confrontation
—Maintenance calls come to your personal phone — day and night
—Deposit disputes without documentation are difficult to win
—Fair housing violations carry significant financial penalties
—Nevada eviction process is complex — errors are costly
—Record-keeping for taxes requires your own system
—Your time has a value — self-management is not free
The Bottom Line
Strata's management fee is a small percentage of the rent your property generates. The cost of one bad tenant, one fair housing complaint, one improperly handled security deposit, or one eviction conducted without proper procedure can exceed years of management fees. Professional management is not an expense — it is risk management.
